HOW WE WORK    


Design/Build is a project delivery system used in the construction industry. It is a method to deliver a project in which the design and construction services are contracted by a single entity known as the design–builder or design–build contractor.

We believe that Design/Build works better than any other remodeling process because it removes middle-man and allows a truly collaborative, streamlined process, which significantly shortens project development time and minimizes project cost overruns.

 

Step 1

In home remodeling consultation.

Set up an in-home design or remodeling consultation with one of our consult teams. We'll send an Interior Designer and Construction Professional to your home to help you realize your dream space.  This consultation typically can take up to two hours. In that time, we will walk through your space and discuss the following:

  • Your vision for the space
  • How your space needs to best function for you
  • Brainstorming ideas for the space you may not have thought about
  • Why you are improving
  • Value of a designer influenced remodel
  • What can reasonably be accomplished within your budget
  • Investment vs return on a remodel
  • Our project development process as outlined here
  • Our process to execute projects.
 

Step 2

Project Development.  

Once you have made the decision to move forward with developing your project with LU Design/Build, you will sign a BEST Agreement.  This agreement produces the following deliverables:

B/Budget

E/Elevations, Plans, Perspectives

S/Scope of Work

T/Trip with designer (shopping for finishes)

During this step, the design and production team will be working towards providing you with a working budget and a Scope of Work.  In order to provide you with a flat rate bid, there are several things that will be going on during the project development. The designer will be working closely with you on creating a plan that you are 100% satisfied with and helping you make finish selections that complement your space. We will be bring our subcontractors through your space and work diligently on writing a comprehensive Scope of Work and value managing your project to accomplish as much as possible within your budget.  This process takes some time and quite a bit of work on our end and because of this time investment, we must charge a small fee for this development process. This fee is typically around 5% of the estimated project cost.  Half of this fee will be credited towards the project if you do decide to go forward with us to execute the work.

 

Step 3

Project Presentation

Once we have everything completed, we set up a meeting with you to present the final budget and walk through the plans & Scope of Work with you.  If everything is agreed upon at this time, we sign the budget & sales contract together, initial the scope of work, collect a down payment and get the work scheduled!

 

Step 4

Project Execution

Once everything has been signed and down payment has been received, we quickly get moving on ordering materials and developing a production schedule.  Our goal is for you to be well informed before work begins and throughout the course of your project.  Our production team manages your project from beginning through the final cleaning and our designers will remain close to the project throughout its course to ensure the design concept is successfully achieved.
